ARE THEY REGISTERED WITH THE NECESSARY AUTHORITIES?

This might not feel like an important point, but it is. Estate agents in South Africa need to abide by the Estate Agency Affairs Act (112 of 1976), which established the Estate Agency Affairs Board (EAAB). Any person acting as an estate agent must be registered with the EAAB and have a valid and current Fidelity Fund Certificate.

A registered agent should be more than happy to show you their certificate, as well as that of their firm, to give you peace of mind that you are dealing with a reputable agency

DO THEY KNOW AND LOVE YOUR NEIGHBOURHOOD?

Agents and agencies that know and love the neighbourhoods in which they work will understand your key requirements better than someone less familiar with the area. This agent will be able to give proper guidance with regards to what you may need to do to achieve your target rental or sale price.

Make a short list of estate agents whom are active in your area and then narrow it down from there. A good starting point is browse online for an agent that has a good number of similar properties advertised in your area, as well as keep an eye out for agents who have a strong marketing presence in your neighbourhood.

Once you have a list of these agents, invite them to your property to do a sale or rental valuation and get a sense of whom you would you feel most comfortable to appoint – after all, this is someone you will be working closely with so it’s important that you feel at ease.

In the current day and age, most potential buyers or tenants will first view your property online. As their time is valuable, a buyer or tenant will often not bother to physically view a property that doesn’t look appealing online.

Make sure that the agent and agency you pick have a professional and attractive website and that they understand how to best display your property to potential buyers. Double check that they also list their properties on all of the local property web portals such as Private Property and Property24.

A good agent will ensure that their online listing of your property has well taken photos which will showcase the best features of your property. They will also make use of clear and relevant information in their description.

WHAT MARKETING TECHNIQUES DO THEY EMPLOY?

A good agent will invest not only their time, but also their resources into marketing your property correctly. Find out if they go beyond the normal “To Let” or “For Sale” board outside your property and what they can offer you by way of creative marketing to make your property stand out in the crowd.

WHAT ARE THEIR VIEWING/APPOINTMENT POLICIES?

Double check that the agents idea of viewings and appointments align with your own comfort levels.

The agent should guide you through what they feel are necessary viewing requirements, whilst also doing their best to ensure there is minimal impact on the occupant of the property whether it is yourself, or your tenant.
